Once we receive your reservation request we will contact you by email with a copy of your rental agreement and our policies.  You will have seven (7) business days to return the signed contract, during which time the reservation will be pending.  Once we receive your signed contract your reservation is confirmed and subject to the cancellation policy stated in the rental agreement.

A deposit is due immediately to hold the reservation and must be received within (7) business days.  The deposit automatically converts to a security deposit upon arrival.  The deposit is NOT applied toward rental fees; however, it is fully refundable within (14) days of departure, provided all provisions outlined in the rental contract are met.

The remaining balance is due 30 days prior to arrival.  If reservation dates are within 30 days of booking, full payment is due immediately.

Should you cancel for any reason within 30 days of your scheduled arrival date, any payments will be forfeit.  Should you cancel 31 days or more prior to your stay, a $150 cancellation fee will be charged.  All other deposits will be refunded.
